How to Find Off-Market Homes For Sale

That’s the current theme in real estate these days. The houses you want get multiple offers from other buyers, and the ones still on the market are picked over, stale listings from a myriad of real estate brokerages.
 
Heaven forbid you have to sell your home to buy your next one. Most sellers won’t even entertain an offer that is contingent on a buyer selling their home. And to cap it all off, when you do get an offer accepted, you probably had to waive your home inspection and/or agree to close in 30 days or less.
I’m going to show you a better way to buy a home without:
1. Having to scour the internet and hope the right home comes along
2. Giving up on key negotiating points like home inspections and your ideal closing date
3. Settling for leftover, stale listings
4. Competing with other buyers on the best homes
And it doesn’t involve investing an enormous amount of time or money.
All it takes is a bit of knowledge on your part and the right team around you. Specifically, knowing exactly where you want to live. Are you looking for a house on a particular street, neighborhood, or school district? Or perhaps you are just looking for a home that matches your criteria (beds/baths/acreage/etc). Know what you want.
Next, find a realtor that is willing to spend the time and money to find off-market homes for sale. You see, most real estate brokerages are playing the same passive game when it comes to looking for homes. They sit and wait for an email from Zillow or Trulia. Not because they want to, but because the real estate commission has very strict rules on what they call “Pocket Listings” or homes not yet listed for sale. It takes time, effort and experience to navigate those rules legally, morally and ethically.
The key is to be proactive and find the homes before they find you. By the time they get to your inbox, hundreds of other potential buyers have already seen them.
